One of the great things about time is that sooner or later, it is time to update the day to day wear and tear that “Father Time” has bestowed upon everything under the sun. The hotel and hospitality industry is no different. In this article we will touch on the many facets of the hotel and hospitality industry that need to be addressed when it comes to these aging hotels, motels, inns, bed and breakfast, as well as luxury resorts and convention centers.

In 2018, many hotels located throughout the United States, and built decades ago, are ready for such an update. Over the years, these hospitality structures have had millions of visitors and that traffic has taken a hefty toll on their appearance and functionality. In the coming years, the need for competent service companies that specialize in hotel renovation will be at peak demand.

Not only have these older hotels been worn down by the constant foot traffic of its inhabitants, but technology is ever changing and they need to be brought up to the current standards in terms of Wifi, energy efficient heating, cooling, lighting and refrigeration, but also in terms of layout, decor and a million other areas.

Gerlo-Design specializes in hospitality remodeling and restoration and is an industry leader in bringing these older hotels up to speed and making them look brand new again; rather than dinosaurs.

One of the challenges of hotel remodeling is not only delivering a beautiful finished product to the client, but doing so on time and on budget. One of the often forgotten aspects of hotel restoration is that the client must still stay in business.

Rooms that are not under construction updates must remain open to business as does the entire rest of the hotel or structure. Thus the challenge of Gerlo-Design. We must deliver a gorgeous finished product but also safely keep clear of the day to day operations of the facility while allowing guests to carry on like business as usual.

This last point illustrates why it is so vital to contract with an experienced and professional team that has perfected their process. In the coming year, and due to the vast demand for hotels to be updated, firms will emerge from out of the woodwork, as “experts” in the field of renovation and hotel construction just to make a quick buck or two.

We want to caution those hotel holding companies and subsidiaries as to the dangers of hiring just any firm to take on this most important task for you. We highly recommend that you do your homework and find the best local or national firm that has experience in the many elements of hotel renovations.

Please feel free to contact us any time with questions or concerns about your own project and we will be glad to help you or direct you to the right person within our organization.

After all, we want to see the hotel industry thriving and making sure that all hotels are updates, clean and modern is our chief mission.

Update: Since this post, the CSP Inc., which we referenced above has expanded nationwide. Due to the demand we wrote about and continue to see throughout this industry, more and more companies like this are moving into divisions that provide a more niche oriented service such as hotel painting, renovations, remodeling and FF&E. This is precisely the type of service that mainly main stream hotel chains are looking for as the demand for there services grows.…

A hotel’s appearance is one of the most influential aspects of a guest’s experience. They will remember what the rooms, bathrooms, and lobby look like, and it will affect how they look back on their experience at the hotel. In order to keep guests coming in, hotels may need to renovate. Renovations allow hotels to remain up to standards. They keep things fresh and interesting so that guests continue to come to the hotel. Renovations also raise the value of hotels.

Many hotels will start by renovating their lobby. The lobby is the first thing guests see when they enter the hotel. First impressions matter. By creating a lobby that conveys the ambiance and style of the rest of the hotel, guests are exposed to the hotel’s personality. Also, if the lobby is welcoming, guests will be more attracted to that area and may spend more time there and possibly spend money while they’re there, which will increase hotel profits.

Hotel renovations are also important for keeping things looking new and clean. Furniture, carpeting, and paint or wallpaper fades and ages. Rooms that look old and worn don’t make a good impression on guests. Renovating rooms is more difficult than renovating a lobby, but it will certainly make guests happy which will lead to them returning or recommending the hotel to others. When renovating rooms, it is also important to pay special attention to the bathroom. A clean, nice-looking bathroom can make all the difference in a guest’s opinion of the hotel.

Another important aspect of hotel renovations currently is the addition of technology. Technology becomes a larger part of our lives every day, and guests want access to tech-friendly spaces. Access to outlets, keyless room entry, and access to computers, printers, etc. will attract more guests and are important in keeping up with competition as technology continues to grow.

Meeting room areas are also important draws for many guests. Having a technologically up-to-date meeting room that is also spacious and aesthetically pleasing will attract corporate guests. Businesses want a meeting space with a lot to offer, so renovating meeting rooms areas can bring in more profits, especially for hotels that rely heavily on meeting revenue.

Adding or renovating on-site restaurants or retail locations is also important. A hotel with a nice place to eat or shop will get guests out of their rooms but still draw in money. Many young adults also look for social experiences. A nice bar or restaurant will attract more guests who are looking for opportunities for social interactions.

Overall, renovating a hotel will attract more guests and increase profits. A renovation allows a hotel to stay fresh-faced while still keeping what it is distinguished for. All renovations that are made should be to improve the guests’ experience. By making the guests’ experience as good as possible, you are guaranteeing business in the future.…

What is FF&E?

In the circles of hotel and hospitality renovations, this is a common term. To the lay man, not so much.

So what does FF&E mean? It means Furniture, fixtures, and equipment. In this context it is directly related to the hotel and hospitality industry and relates to all the interior furnishings of a hotel location.

The furniture, fixtures and equipment is all the “removable” furnishing and equipment inside the hotel. These objects can be removed at any time. They are not “fixed” assets inside the hotel such as wiring, air conditioning, elevators, security systems, etc. It represents all the equipment that makes it a hotel.

As an example, this includes beds, nightstands, chairs, tables, desks, computers, electronic equipment, tables, bookcases, and partitions.

Most all hotels, unless they are privately owned, typically go through a lengthy bid process to complete their FF&E. It goes without mentioning that this is an expensive part of the process of building and furnishing a hotel.

The other challenge besides the high costs of FF&E is the selection of the right mix of furnishings and equipment that compliment each other and the hotel itself.

Most larger hotel brands, hire experts in the field of FF&E to assist them in determining all the various choices, costs, discounts, deliveries, installations, returns, and updates.

It’s an exhaustive process to furnish a hotel; some of which can consist of hundreds of rooms, restaurants, gyms, pool and fitness areas, bars, restaurants and meeting rooms.

As you can now see, this is an entire industry in and of itself right within the hotel and hospitality industry. There are hundreds of companies nationwide that specialize in FF&E Fulfillment and services related to it.

If you’re interested in learning more about the standards, one organization to look to would be BOMA which stands for Building Owners and Managers Association International.

We hope this helps with a brief overview of FF&E.

Wear and tear is the leading cause of having a bathroom renovation in a hotel. According to managers and employees of the hotels, it helps the comfort of the guest (24%), as well as the aesthetics of the hotel itself and makes the maintenance of the bathrooms less.

The Bathroom Is Synonymous With Status

When carrying out the research, it was shown that the toilet is not only attractive for the guests but that the bath provides status and category in the type of hotel they stay.

For this reason, of the 1000 people interviewed and of the 200 hotels visited, the presence of bidets, bathtubs, new shower trays and screens was observed.

The two-star hotels have more straightforward bathrooms than those 5-star hotels, which already have isolated spaces for different elements of the bathroom such as the bathtub or toilet, and even have a stay. What causes a higher status compared to a hotel with fewer stars?

Cleanliness And Spaciousness In The Hotel Bathrooms

Nine out of ten guests (91%) consider the bathroom space very important when assessing their lodging options. And it is even a factor (88%) to recommend the place.

It was shown that the main reasons to choose a hotel are the cleanliness of the bathroom (42%), personal taste (25 &), spaciousness (21%), as well as comfort and comfort (17%).…

High-gloss panels are available in single-color designs or wood or stone optics. “For this, we printed a transparent plate of PLEXIGLAS Optical HC on the one hand with the desired design,” explains Wilma’s. Evonik brand acrylic glass shows, thanks to its high transparency, a remarkable depth effect. “This creates a beautiful crystalline lens, which enhances the underlying motif,” explains Wilma’s. “The decorations are partly so similar to the original material that you can barely see the difference.” In case the selection of 18 decorations is not enough, the plates can also be printed with an individual design.

Cut Directly In Situ

Step by step, each of the hotel bathrooms was renovated with the coatings system during regular opening hours. “Since it was not necessary to remove the tiles, all the work was carried out almost without noise, without debris and very quickly.” “Our clients practically did not notice the works,” highlights Heike Kauderer of the Hotel Lamm. To achieve this, each of the wall panels was wholly assembled at the Euro design facilities in Kamp-Lintfort. The finished modules were cut to size directly at the hotel by the assembly specialists of OTEGO.

The Solution For Small Bathrooms

The panels were installed directly on the old previously cleaned tiles. “Hotels usually have small bathrooms.” “That’s why in these cases we often use the gluing system, simply because it’s thinner,” says Wilma’s. Alternatively, the plates can be installed in front of the wall, on the four-centimeter-thick frame. The advantage: Thanks to a clipping technique, the coating is reversible and can be removed at any time to, for example. For example, access to supply pipes located behind, but also when you want to change the existing decoration with a new one.
